When can I check in and check out?
Standard check-in is 4:00 PM and check-out is 11:00 AM. Self check-in via smart lock — no awkward key handoffs. If you're arriving late or need flexibility, just ask; we'll do our best to accommodate.
Are pets allowed?
Pets are considered on a case-by-case basis. We have a fenced backyard, but we ask that you message us before booking with details about your pet — size, breed, temperament — so we can confirm a good fit. A small pet fee applies if approved. Two-pet maximum.
Is the pool heated?
Yes — heated October through April. Texas summers don't really need it, but in shoulder seasons it makes a real difference.
How fast is the Wi-Fi?
500+ Mbps symmetric fiber, with full coverage throughout the home. We've never had a guest's work setup not work.
Is there a minimum stay?
Two nights for most dates, three nights on Pavilion concert weekends, Ironman, and major holidays. Reach out if you need a one-night stay; we'll let you know if we can flex.
Do you offer monthly rates for extended stays?
Yes — 30% off for stays of 28+ nights. Great fit for medical stays at Houston Methodist The Woodlands, corporate relocations, and traveling professionals. Ask about a custom monthly contract.
What's your cancellation policy?
Full refund up to 30 days before check-in. 50% refund up to 14 days before. Within 14 days, the booking is non-refundable. We're reasonable about life happening — if you need to reschedule, talk to us.
Is the house safe for kids and seniors?
Yes — the backyard is fenced and the pool is enclosed, the primary suite is on the main floor for guests who'd rather not navigate stairs, and the home is single-step at the entrance. We don't keep a crib or high chair on-site; let us know in advance and we'll arrange a rental if needed.
Who do I contact if there's an issue during the stay?
Our property manager, Ricardo Diaz, is your on-the-ground contact for anything that needs attention at the house — maintenance, the smart lock, Wi-Fi, A/C, the pool. Call or text him at 713-540-1240.
